We let you know first, with photos and a short description. We never start repairs without your approval, unless it's an emergency that could cause bigger damage if we don't act immediately (a burst pipe, a window broken after a storm). In those cases we stop the damage first and contact you right after.

Keys are kept in a secure place, locked and labelled with an internal code only, never with a client name or address. Every access is logged (date, reason, signature). If you prefer, we can also use safes or electronic locks you install on the property yourself.

Our primary service area is Zadar and the coast, from Nin to Biograd. Islands are possible by arrangement, typically for properties that sit unoccupied for long stretches and need a single monthly visit. Send us a short message and we'll let you know whether your location fits the schedule.

Pricing is agreed per property, not from a catalogue. We don't show prices on the site because every property has its own requirements (size, frequency, type of work). Before anything starts, you receive a written quote with a clear breakdown. What's included, what isn't, the monthly or seasonal price. No hidden costs, no 'as needed'.
